How Much Am I Worth?

Now that accurate sales data has been collected, what do you do with it? Compare the other SOLD homes to your home. Keep things simple. Try to use home sales that are close by your home, current sales(not more than 12 months, 6  months is much better), age of comparable homes vs your home, use home sales that are the same size(check the county tax records for square footage) and usually have the same number of bedrooms and baths. Also, be sure to use any and all the foreclosed home sales you can, since they they tend to be lower priced sales and that will help your valuation. Remember, current law requires use of foreclosed bank sales as comparable home sales. Next time: Take a trip around the area.
